I recently purchased a home in May 2026 that had an incredibly short turnaround time (2 days) for us to complete the inspection(s) which was outside of normal protocol. I literally did a google search of every inspection service provider in the area and called all of them with my situation and need. Every one of them did not even try to work with me (understandably so, it was an incredibly aggressive timeline). But once I called Anthony at S4, he adjusted his schedule and was out there the next day. Since I was only working off of Google review, I went out to meet with Anthony and see if he was quality or not. I can honestly say, that I am a hard ass and detail oriented. But I can tell you that Anthony put forth an incredibly thorough and informative inspection. Buying a house is very nerve-wracking and only having a small window to build confidence in your investment is even more anxiety inducing. But talking with Anthony and watching this man work brought immediate confidence in the quality of the inspection. He was wonderfully professional and impressive. He caught some items that were invisible to the naked eye. He was almost too thorough, but it was appreciated. I can tell you that I have been so impressed, that I am no longer seeking any other inspection services for any future needs and also will be recommending him to anyone that asked if "I know somebody". S4 Inspection helps me inspect my first house. I didn’t know him. My agent referred him to me. I don’t have a lot of experience with inspection or their reports. I have read dozen of pre-inspection reports before buying this house. None of the report is as good as S4 Inspection. I was impressed of his professionalism, his cool tools, and the honest feedbacks for my house. The report is super detailed to every switches, buttons, outlets, doors,… You don’t even need to ask for your water/gas/electricity shut-off vaults. They are in the reports with pictures.
He even set up a Zoom meeting after the inspection for questions. He also told me that I can ask questions some weeks after that.

Anthony has done two home inspections for us. Right away, we were impressed by his attention to detail and thoroughness of the inspections. When there was something that he needed to call our attention to, he explained what was happening and what was needed to fix it well enough that we as first-time home buyers understood. He's quick to send over inspection reports well within 24 hours, and even scheduled a Zoom call with us the next evening to answer any questions we had. Hopefully I won't need to buy another house for a hot minute, so in the meantime, I'll happily recommend Anthony to anyone who needs a home inspection.

Again, I needed Anthony's help to re-inspect other professionals' work on sewer lines. Again, Anthony from S4 Inspections was very thorough. Identifying issues within the property zone, including the access pipe for system flushing to the city connection sewer line. There was no doubt that Anthony and S4 Inspections were looking out for the buyers by clearly providing details through scope imaging and video of lines from home to city connections. No new homeowner wants to buy a home anywhere and be greeted with a hefty repair bill. Taking the time to find the right person is crucial in the WA state sellers' market, helping new homeowners avoid money pits. My family and I highly recommend S4 Inspections for pre-buying inspections of homes and sewer services.
