What S4 Inspections is Looking For During an Inspection?

If you have a home inspection scheduled, you might be particularly curious at what they are going to be looking at during the process. The home inspection is a very comprehensive check, this means that the home inspector will look at quite a bit. If you are still in the process of choosing a home inspector, quality services will offer you a sample report that shows exactly what they check so you specifically know what you are getting.

Overall, your home inspector will be looking for issues in a few major areas. They will document even areas that could be a problem in the future, though will not necessarily merit immediate repair. These areas they will inspect include:

Foundation Issues

Foundation repair can be a huge expense, and these days selling a home with foundation problems is incredibly difficult because of this. A home inspector will be very diligent to the foundation as it can be such huge expense to repair.

Roofing Issues

Second only to foundation, replacing a roof is also very expensive. The home inspector will look for missing shingles, holes, water damage, and any sign that the roof is getting ready to fail.

Electrical Issues

Electrical issues can be a serious safety hazard. Your home inspector will look for exposed wiring, double tapping circuit breakers, improper installation, and outlet issues.

Plumbing Issues

Plumbing issues are usually the most minor of the major problems a home inspector is looking for, but still something at that will be noted. They will look for dripping faucets, running toilets, signs of water damage on walls, and even slow running drains.

While these are the major areas, a home is very much inspected from top to bottom to look for any flaws. They may be minor, but they are something that either a seller or buyer needs to be aware of.
